A Title Survey is the standard survey required by a homeowner when buying and selling a house. It will tell you and your lender and title company whether that fence, wall, driveway, shed, etc... is on or off your property so that they will issue you title insurance.

Surveys are also required by many towns in order to get your Building Permit and CO, before and after your upcoming project.

Elevation Certificates

If your property is located on or near a body of water you might be in what FEMA had determined to be a "Special Flood Hazard Zone”.

An Elevation Certificate is provided to your insurance company so that they can provide you with the most accurate rate possible.

If you believe that your home is not at risk of flooding you can hire a surveyor to complete an Elevation Certificate. If you qualify, we can then prepare a Letter of Map Amendment (LOMA). These Maps and Documents will show your homes and its surrounding elevations. You can then submit them to FEMA and may be Exempt from Flood Insurance.

Residential & Construction Stakeouts

Whether your project is large or small you may need to know where your property lines are located so that you do not cross the property line. We will help you so that you know where to install your fence, retaining wall, shed, gazebo, building, pool, patio, deck, etc...

ALTA SURVEYS

An ALTA survey is made for the Title Company and/or Lender with the survey and location data needed for the issuing mortgage insurance. For this purpose a map is drawn to "ALTA" specifications. "ALTA" stands for American Land Title Association.

ALTA Surveys are very complex surveys that can take weeks to complete. Due to their high cost they are typically performed on commercial properties.

Topographic Surveys

A topographic Survey is a survey [that includes natural and man-made features such as: Buildings, Fences, Walls, Utilities, Sidewalk entities, Elevation Contours, Trees, Rivers, Streams, etc...

A Topographic Survey is typically ordered by an Architect or Engineer to aid them in completing the design on their project.
